Kärrtorp center is a build-out of the current development south of Stockholm. The property is being developed by Svenska Bostäder, one of the largest property owners in Sweden. The new construction in the quarter Grönskär 2 and the quarter Söderarm consist of 3 apartment buildings with a total of 72 apartments on 3 stairwells. The building has a garage and basement completely below ground level and the garage is accessed by car via the existing cold garage. Complementary facilities, laundry, environmental rooms, apartments, and bicycle storage rooms are located in the basement and on the ground floor. In the yard, there is a separate building used as a bicycle room. The environmental space also provides several stairwells in Svenska Bostäder’s surrounding properties. BuildX and Northing are responsible for designing and constructing the buildings according to the Miljöbyggnad Silver requirements.
The project is designed according to BuildX’s BIM process. The design of all major disciplines is produced in Revit and using BIM 360 Design and Model Coordination. Requirements from other disciplines are entered on a building part level at an early stage of the works. This minimizes the need for text documents and additional drawings. Before the commencement of site works a full model will be developed with clashes and uncertainties investigated. The mindset is a “zero additional work attitude”. The information from the design is used in the pre-construction work where the production results are tied to the appropriate construction codes. This secures that instructions for production and building are available and that templates for self-controls, inspections, and possible deviation are in place.
The Northing construction team will also deploy a Bexel Manager platform that implements scheduling (BIM 4D) and cost management (BIM 5D). All Revit models are prepared for facility maintenance deployment (BIM 6D).
Site works will start in August 2020 and the project will be finished during 2022.
