Project Design

At BuildX, we recognize that the biggest cause for waste in the construction industry is making decisions in the construction process. Therefore one of our core principles is to never start a building before we have a completely finished virtual model of it.

We Plan Everything Ahead

At this stage of the project, your BIM model will have reached 3D BIM, as well as its highest Level of Development(LOD) of 500, which effectively means that all the information that will be in the building, is already there virtually.

With LOD 500,

“Digital Twin” is a term that is used widely, and can often mean different things depending on who is using the term. Most of them fulfill the 3D BIM requirement, but are often in the lowest LOD. Working with BuildX, you will never hear us call something a digital twin before we’ve reached the highest LOD of 500.

3D BIM Level of Development(LOD)

Phases 100 – 500

LOD 100

Basic Geometry

A conceptual model where parameters like area, height, volume, location and orientation are defined.

LOD 200

Schematic Design

A general model where elements are modeled with approximate quantities, size, shape, location and orientation.

LOD 300

Detailed Design

Accurate modeling and shop drawings where elements are defined with specific assemblies, precise quantity, size, shape, location and orientation.

LOD 400

Fabrication & Assembly

Model elements are modeled as specific assemblies, with complete fabrication, assembly and detailed information in addition to precise quantity, size, shape, location and orientation.

LOD 500

As-Built

Elements are modeled as constructed assemblies for operations and maintenance.
